EXPERIENCE
Built with Veterinary Experience Structured by a Specialist Broker
Solid Foundations was built from lived experience within the veterinary profession and specialist lending expertise. Co-founder Dr Shelley Wiltshire is a practising veterinarian who built and scaled a clinic from five to twenty staff.
Tom Wiltshire manages the financial and lending side, including business lending, restructures, and property finance. Together, we understand both the clinical reality and how lenders assess veterinary borrowers.
We’ve already navigated the system, now we structure it properly for you.

OUR LENDER PANEL
EXPERTISE
We Specialise in Complex Veterinary Lending
Many vets are not simple PAYG employees — and that is exactly where most brokers struggle.
We routinely structure loans for veterinarians who have:
Practice Ownership
Loans structured for veterinarians with clinic ownership, partnerships, and future growth plans.
Trust & Company Structures
We work with complex entity structures, distributions, retained earnings, and business income.
Mixed & Irregular Income
PAYG, locum, contract, and multi-source income properly assessed and presented to lenders.
Multi-Entity Borrowing
Solutions for borrowers with multiple entities, leases, and interlinked financial structures.

BENEFITS
LMI waivers for veterinarians
One of the most valuable advantages available to veterinarians is access to Lenders Mortgage Insurance (LMI) waivers with selected lenders.
Normally, if you have less than a 20% deposit, LMI applies — often costing tens of thousands of dollars. For veterinarians, many lenders offer profession-based LMI waivers.
What this means for you:
-
Borrow up to 90% of the property value (and in some cases higher)
-
No LMI payable
-
Keep your savings for Cash buffers, renovations, equipment etc
-
Enter the market sooner with a smaller deposit
BEST APPROACH
First home buyers – LMI waiver vs Home Guarantee Scheme
Many first home buyers are familiar with the Home Guarantee Scheme (HGS), which allows purchases with as little as a 5% deposit without paying LMI.
While useful, it comes with limitations:
-
property price caps by location
-
income thresholds
-
limited places each year
-
strict eligibility and occupancy rules
LMI Waiver advantage
As a veterinarian, you may be able to access an LMI waiver under lender policy, without using the Home Guarantee Scheme at all.
This can allow you to:
-
buy above HGS property price caps
-
avoid government income restrictions
-
retain access to future schemes if needed
-
access a broader range of lenders and loan structures
-
We assess both pathways and recommend the option that best fits your purchase price, income structure and long-term plans.

ELIGABILITY
How veterinarians qualify
We know how lenders interpret veterinary income — and how to present it clearly so it actually works in your favour. So using the eligibility criteria we find you the best deal.
Eligibility is generally assessed using:
-
your veterinary qualification and registration
-
your employment structure:
-
PAYG
-
contract
-
locum
-
or practice ownership
-
-
income stability and history
-
overall credit profile
Veterinary income can include:
-
base salary
-
overtime
-
on-call allowances
-
secondary clinics
-
locum work
-
business distributions

EXPERTS
Why work with a vet-specialist broker?
Not all lenders treat veterinarians the same way. You spend your days making complex decisions under pressure, so your mortgage should not be one of them.
And most brokers are not trained to deal with:
-
practice ownership
-
multi-entity structures
-
veterinary business financials
-
or income that doesn’t come from a single payslip
At Solid Foundations, we add value by:
-
identifying lenders that genuinely offer LMI waivers for veterinarians
-
structuring loans around complex business and trust structures
-
comparing lender policy against government schemes
-
preserving flexibility for future clinic growth and investments
-
managing the process from strategy through to settlement
Most importantly — we understand both sides of your world.
Your clinical career and your financial reality.
Your Mortgage Partner for Life in Practice.
