BENEFITS

LMI waivers for veterinarians

One of the most valuable advantages available to veterinarians is access to Lenders Mortgage Insurance (LMI) waivers with selected lenders.


Normally, if you have less than a 20% deposit, LMI applies — often costing tens of thousands of dollars. For veterinarians, many lenders offer profession-based LMI waivers.

What this means for you:

  • Borrow up to 90% of the property value (and in some cases higher)
     

  • No LMI payable

  • Keep your savings for Cash buffers, renovations, equipment etc

  • Enter the market sooner with a smaller deposit

BEST APPROACH 

First home buyers – LMI waiver vs Home Guarantee Scheme

Many first home buyers are familiar with the Home Guarantee Scheme (HGS), which allows purchases with as little as a 5% deposit without paying LMI.

While useful, it comes with limitations:

  • property price caps by location

  • income thresholds

  • limited places each year

  • strict eligibility and occupancy rules

LMI Waiver advantage

As a veterinarian, you may be able to access an LMI waiver under lender policy, without using the Home Guarantee Scheme at all.

This can allow you to:

  • buy above HGS property price caps

  • avoid government income restrictions

  • retain access to future schemes if needed

  • access a broader range of lenders and loan structures

We assess both pathways and recommend the option that best fits your purchase price, income structure and long-term plans.

Eligibility is generally assessed using:

  • your veterinary qualification and registration

  • your employment structure:

    • PAYG

    • locum

    • or practice ownership

  • income stability and history

  • overall credit profile
